Sprucing up your home's exterior is just as important - perhaps even more important - than preparing the interior. A buyer's first impression of your home is often made before they step foot inside. Polish up your home's exterior by adding bright flowers and soothing greenery to your front yard, grooming your lawn so that it is well-watered and evenly coloured, and touching up faded or chipped paint. If you have a pool, keep it sparkling clean and leaf-free. Small touches like these will go a long way in cashing in on the value of your home.
Keep it Tidy and Odour-free
A tidy home is a relaxing and welcoming home for buyers to walk into. Pay attention to the little details! Unload the dishwasher, clear away dishes in the sink, organize the insides of your cupboards, keep your kitchen and bathrooms sparkling, and remember to sweep away any dust bunnies in the corners.
Also, keep your home as scent- and odour-free as possible. Some won’t enjoy certain smells while others may be allergic. Make sure everyone feels welcome in your home! If you smoke indoors, you’ll want to minimize the smell before you show your home. Take your cigarettes outside for a period of time before you begin showing. Ozone sprays also help eliminate those lingering odours without leaving a masking, perfumed smell. If you have a pet, make sure litter boxes, aquariums, or terrariums are kept clean. Vacuum up any pet hairs — again, some may be allergic to the dander! Keep your dog outdoors as much as possible and your indoor cats in one room during showings. You may want to intermittently sprinkle your carpets with a carpet freshener as well.
Go Minimalist and Neutral
One of the keys to a successful showing is creating a blank, neutral space in which anyone can imagine living. Make it easy for buyers to view your house as their home by decluttering, displaying minimal decorations and tucking away more personal items, and keeping a light, neutral colour palette. Another benefit of going with lighter, neutral colours is that they make your space seem bigger and brighter!
Make Minor Renovations
Don't go for a gut-job or total makeover right before you sell. However, small changes like updating lighting fixtures, painting cabinet cupboards, or repainting the walls (in a light, neutral colour, of course!) go a long way in modernizing your home and appealing to current buyer trends.
